Sun, water and winter freezes slowly wear asphalt down, turning a smooth black driveway gray, rough and cracked.
Ironedge Paving & Masonry provides asphalt sealcoating in Bridgewater, NJ, along with crack repair, resurfacing and new asphalt driveways, matched to the condition your surface is actually in.
Asphalt starts to wear from the day it’s laid. Knowing how it ages helps you step in at the right time, while repairs are still small.
Sunlight dries out the binder that holds asphalt together, turning the surface gray and brittle.
Once the surface is brittle, small cracks open and let water into the layers below.
Water in cracks freezes and expands each winter, widening cracks and breaking edges.
When water reaches the base, it softens and shifts, leading to sinking, potholes and widespread cracking.
The asphalt has lost its dark color and looks dry and dull.
Thin cracks are starting to appear across the surface or along edges.
Small stones are coming loose and the surface feels rough underfoot.
Connected cracks form a pattern like scales, often over a weak base.
Sections of asphalt have broken away, leaving holes that grow with traffic.
Water sits in the same spots after rain instead of draining off.
Each option suits a different stage of wear. Choosing the right one avoids paying for more than you need, or for a fix that won’t last.
Best when the asphalt is sound but faded, with only minor surface cracks.
Best when cracks or potholes are limited to certain areas and the base is mostly solid.
Best when the surface is worn or cracked widely but the base underneath is still stable. A new layer of asphalt goes over the old one.
Best when the base has failed, with sinking, alligator cracking or repeated potholes. The old asphalt is removed and a new driveway is built. If you're deciding between asphalt and another surface, see comparing driveway surface options.
We provide asphalt driveway installation, repairs, resurfacing, and sealcoating to restore smooth surfaces, improve durability, and extend the life of your driveway.
The surface is cleaned and a protective coating is applied across the driveway.
Cracks are cleaned out and filled to keep water out of the base.
Broken or sunken areas are cut out and patched with new asphalt.
A new layer of asphalt is laid over a worn surface with a stable base.
Old driveways are removed and replaced with new asphalt on a properly prepared base.
Sealcoating is a protective coating applied over asphalt. It’s one of the simplest ways to slow wear, but it has limits.
New asphalt needs time to cure before it’s sealed, and existing driveways are often resealed every few years depending on traffic and exposure. We’ll suggest timing that suits your driveway.
We check cracks, low spots and the condition of the base.

Whether your asphalt has faded, cracked or started to break up, we’ll take a look and explain whether sealcoating, repair, resurfacing or a new driveway is the right step.
It depends on traffic, sun exposure and how worn the surface is. Many homeowners reseal every few years. Sealing too often can build up layers that crack and peel, so we'll suggest timing based on your driveway's condition.
New asphalt needs time to cure before it's sealed, often several months. Sealing too early can trap oils that are still working their way out. We'll tell you when your new driveway is ready.
Not on its own. Sealcoat is a thin protective layer, so cracks need to be cleaned and filled before sealing. Wide or widespread cracking may point to a base problem that needs repair or resurfacing instead.
Resurfacing works when the surface is worn but the base is still firm and the driveway hasn't sunk. If the base has failed, with alligator cracking, sinking or repeated potholes, replacement is usually the longer-lasting choice.
If the asphalt is still structurally sound, sealing can help slow further wear and improve the look. If the surface is badly broken up, the money is often better spent on repair, resurfacing or replacement. We'll tell you which makes sense.
